Selling in Northwest Arkansas

The Moldenhauer Group · RE/MAX Associates

Your home.Your next move.

Our Fayetteville-based team helps you work through what to prepare, how to price and how the sale fits your next move. You can start the conversation while you are still deciding.

Before you list

Before you spend,
make a plan.

You do not need a show-ready home to start. Tell us what you are working with, what you are thinking of changing and what the move needs to make possible.

What needs attention?

Painting, repairs or a larger update? We help you think through what may matter for presentation or a buyer’s questions before you take on work just for the sale. Bring the maintenance and improvement records you already have.

What needs to line up?

A firm moving date, another purchase or living in the home during showings can shape the sale. We talk through those details with you early.

Pricing your home

Start with
your address.

A home in Fayetteville, a newer property in Farmington and acreage outside Prairie Grove can call for different comparisons. We look at the evidence for your property with you.

Recent sales

Compare similar location, size, lot, condition and property type. A regional headline or a neighbor’s asking price leaves part of the picture out.

Today’s competition

Look at the homes buyers could choose instead. Where new construction competes, consider what is included and the written terms of any incentives.

Your property

Improvements, maintenance and known concerns belong in the conversation. Choose an asking price and agree on when to revisit it if the response differs from expectations.

The work behind your listing

Help with the details.
A say in every decision.

Your agent works with you on the listing plan. You agree on the services, fees and timing before moving ahead.

  1. Prepare & present

We work with you on presentation, listing information and the marketing agreed for your property. Photography and showing arrangements are part of that conversation, including how the schedule fits around your household.

  2. List & respond

We review showing activity, any feedback received and competing listings with you. If the response calls for another look at price or presentation, we help you weigh the options.

  3. Negotiate & close

We help you compare price, estimated proceeds and the terms that affect your move: financing, inspection and appraisal, concessions, closing and possession. We coordinate with you and the closing professional on contract dates, agreed repairs and documents.

In a seller’s words

“They made selling our house such a breeze, took all of the stress of paperwork and showings off our shoulders.”

Local property details

What comes
with the property?

Land, association records or lake access can raise questions beyond the house. Bring the records you have so we can discuss what may need to be confirmed.

Acreage in Washington County & beyond

Gather available survey, access and utility information. If the property uses septic, include those records too. Arkansas Health directs owners seeking a septic permit copy to their county health unit’s Onsite Environmental Specialist.

A home in Bella Vista

Keep the association, permit and sewer or septic information that applies to your property together. Bella Vista’s city, Property Owners Association and Architectural Control Committee have different roles.

A Beaver Lake property

Clarify the view, access, dock or slip being represented. If a dock or slip is part of the sale, have the supporting permit, ownership and access paperwork ready.

Selling & buying

Plan the two
moves together.

If sale proceeds are needed for your next purchase, tell your agent and lender early. Talk through when funds are available, the two closing dates and your options if they do not line up. Temporary housing, storage and moving costs belong in that conversation too.
