What would you like
close to home?
A walk to the Square. A ride through Coler. An evening at the Momentary. Bentonville gives you different reasons to want something nearby, and those places don’t all point to the same home search.
Start with what you would use during an ordinary week. If it’s downtown, walk the streets around the Square. If it’s time outside, choose the trail or park entrance first. If you work in Bentonville, map your actual workplace before setting a search radius.
A good weekend visit can help you picture living here. Add a weekday trip to work and the grocery store before deciding how well a particular address would work.

Four places to start your search.
Use these landmarks to plan a visit and compare nearby homes. They are starting points, rather than official neighborhood boundaries.
Downtown & north of the Square
The Square,
Compton Gardens & Crystal Bridges
If walking to downtown shops or dinner is the draw, start around the Square and follow the route from a home you’re considering. Notice the sidewalk, street crossings and where you would park when you do drive.
North of downtown, the Crystal Bridges Trail connects through Compton Gardens to the museum grounds. That can make an everyday walk part of the appeal. Check the route and slope, though: the museum’s trail guide describes inclines, and not every path has the same surface.

The Momentary
& the Home Office
The Momentary, on SE E Street near 8th Street, brings art, performances and outdoor events to this part of Bentonville. Walk the surrounding streets while you’re here, then return at the time you would normally be home to get a feel for activity and parking.
Farther east, Walmart’s Home Office sits east of J Street between Central Avenue and 14th Street. If that is your destination, compare the trip to your building and parking entrance—not just a pin labeled “Walmart.” Include the walk from parking in your visit.

Coler & the streets
leading to it
Coler offers both mountain-bike trails and the paved Applegate Trail. A walk to the café in the woods is a different outing from a technical ride, so decide which part of the preserve you would use most.
Compare access through the South Gateway on NW 3rd Street, the North Gateway on Peach Orchard Road, or Coler Grove. Then try the rest of your day from the home: getting to groceries, work or downtown. Being close to the edge of the preserve doesn’t tell you how you’ll reach an entrance.

Osage Park
& the wetland boardwalks
Osage Park gives you another way to spend time outside: boardwalks through wetlands, pickleball and a dog park. It’s a useful stop if those are closer to your routine than a mountain-bike ride.
Use the park entrance on SW 16th Street as a destination while comparing homes. Check how you would get there and continue to the other places you use.

What would you trade
for the location?
As you compare listings, put the home, outdoor space and upkeep beside the places you want nearby. A newer interior or a shorter trip may matter more to you than another bedroom—or the other way around.
A home near downtown
Compare the actual lot, parking and outdoor space. For an older home, ask about systems and previous repairs. For a newly built home on an established street, look at how the house, driveway and neighboring properties fit together.
More room outside
If a yard or garage is a priority, compare its usable space rather than lot size alone. Add the trip to downtown or a trailhead to the comparison. A home farther from one destination may still work well for the rest of your week.
A condo or townhome
Check bike storage, guest parking and outdoor space as closely as the floor plan. Read the ownership documents to understand maintenance, dues and use restrictions. Confirm what you would still be responsible for.
Before you decide
Try the trips
you’ll make most.
Leave room between showings to see how an address works beyond the front door.
Ride an everyday route
If you want to drive less, try the complete trip to work or groceries. Look at crossings, street sections and where the path ends. A nearby recreational trail doesn’t settle whether you’ll enjoy making that errand by bike.
City trail mapsDrive at your usual time
Try the route on a weekday, in both directions. If you’re comparing a home west of town with one nearer your workplace, test the streets you would use to get across town. If work takes you to Rogers or farther south, include the trip to and from I-49.
Confirm the address details
A mailing address isn’t enough to answer every property question. Confirm the city limits, services and any neighborhood rules that matter to you. If schools are part of your decision, check the address with the district using the Bentonville Schools locator as a starting point.
