Washington County includes Fayetteville, part of Springdale and smaller towns stretching west, east and south. A home near campus, a subdivision in Farmington and acreage outside West Fork can put very different trips and responsibilities into your week.

Keep everyday destinations close.
If the University of Arkansas, downtown Fayetteville or trips around Springdale will shape your week, start here. Compare the side of town as well as the city name: the drive across Fayetteville to I-49 is part of the commute, too.
Johnson is another place to compare between Fayetteville and Springdale. For walking or cycling, trace the connection from the home to the Razorback Greenway rather than assuming a nearby trail is easy to reach.
Farmington, Prairie Grove, Lincoln & Tontitown
Compare the towns west of I-49.
Farmington, Prairie Grove and Lincoln follow US 62 west of Fayetteville. A larger yard may draw you farther out; run the drive through Farmington at the hour you would actually use it before deciding the distance works.
Tontitown sits along US 412 west of Springdale. It is a separate option for a different daily route, not another stop on the US 62 drive. Compare your actual workplace and errands from each address.
Elkins & the east side
Start with the Highway 16 drive.
Elkins sits southeast of Fayetteville along Highway 16. Use Bunch Park and the town center as stops on a visit, then drive from a home you are considering to the Fayetteville destinations you would use regularly.
If you want land farther out, look beyond the acreage total. Check the driveway, usable ground, internet availability and water or septic arrangements at that address before treating it as a match.
Greenland, West Fork & Winslow
Look south, then test the whole trip.
Greenland and West Fork are south of Fayetteville, with Winslow farther south in the hills. Compare the route from the house to I-49 or US 71, then continue to your destination. A listing’s distance from Fayetteville does not tell you how that whole trip will feel.
In West Fork, add Riverside Park to a visit if river access matters to you. For a hillside home, walk the yard and driveway as well as the rooms: the amount of ground you can use may matter more than the lot size.

Confirm whether the property is inside city limits and which providers serve it. Ask about water, sewer or septic, trash pickup and internet at the exact address. Confirm school assignment directly with the district if it affects your decision.
Land & access
Ask for the survey, recorded access and any shared-road agreement. Check who maintains the road and driveway, where water runs, and how much land is usable for your plans. A wooded acre and a level yard do different jobs.
Plans for the property
If a shop, another dwelling or a future lot split is part of the plan, ask the responsible planning office before you buy. Outside city limits, Washington County Planning is a starting point; septic and utility questions need their own confirmation.
Before committing to a rural home, ask for the available septic records and arrange appropriate inspections. Include service, maintenance and improvement costs when you compare it with a home closer to town.
