Relocation
Moving to
Northwest Arkansas?
You may know your move date before you know the area. Our Fayetteville-based team helps you compare communities, plan a useful visit and work through a purchase from wherever you are now.
Get your bearings
Find your starting point.
Start with your work address, budget and the places you’ll use each week. Choose a community to browse local listings, then compare a short list in person.
Quick orientation
Bentonville and Rogers sit toward the north of this part of NWA, with Springdale and Fayetteville farther south. XNA is west of I-49, near Highfill.
Map sources: U.S. Census Bureau (opens in a new tab) and Arkansas GIS / FAA (opens in a new tab).
Browse the map communities by name
Bentonville
Home Office, downtown and nearby communities
Start with the downtown square, the Walmart Home Office and the places you’ll use each week. If you’re moving for a role with Walmart, use your assigned building and entrance when comparing homes in Bentonville, Centerton or Bella Vista.
Rogers
Downtown, Pinnacle Hills and Beaver Lake
Downtown Rogers, Pinnacle Hills and Beaver Lake can play very different roles in your week. Separate the places you’ll use regularly from occasional outings. If work takes you to J.B. Hunt in Lowell, use your assigned location when comparing Rogers with nearby communities.
Springdale
Tyson, Emma Avenue and daily routes
Tyson Foods lists its world headquarters on West Don Tyson Parkway; downtown, Emma Avenue and Walter Turnbow Park offer another part of the city to explore. If Springdale is where you’ll work, start with that worksite and the homes, shops and outdoor spaces you’d use around it.
Fayetteville
Campus, Dickson Street and The Ramble
If the University of Arkansas is part of your routine, identify the building and parking destination you’ll use. For downtown, spend time around Dickson Street and The Ramble. A listing’s “close to campus” or “near a trail” needs a closer look at the actual entrances, streets and crossings between your home and those destinations.
Work out the timing
Buy before the move,
or rent first?
Your arrival date and purchase date don’t have to be the same. Bring your work start date, current lease or home-sale timeline, and what you know about the area. We’ll help you plan the home search around those pieces.
If your employer offers relocation support, check its requirements and deadlines with your employer before making commitments.
Your NWA visit
Make your first visit count.
Tell us your travel dates and priorities so we can help focus the home search. Leave time between showings to explore. If your trip falls on a weekend, leave the weekday commute as an open question.
Choose two or three areas.
Share your work destination, price range, must-haves and a few listings you like. Flying into XNA (opens in a new tab)? Build your ground travel into the visit, too.
Try the trips you’ll repeat.
Make time for the grocery store, your work destination and a park or trail you’d use. If walking or cycling matters to you, try the streets and crossings as well as the trail itself.
Decide what stays on your shortlist.
Which area felt more practical in person? Which home deserves another look? We’ll talk through what you learned and refine the search, so the next set of homes reflects your priorities.
Buying from another state
See more than
the listing photos.
If you are considering a home from afar, ask what can be shown live or by video. Focus on the details you need to judge: the approach to the home, room connections, storage, window views and outdoor space. We can follow up on property questions and help you decide which homes deserve a closer look.
A video helps you decide what to investigate next. It doesn’t replace an independent inspection. When you find a home, we help you work through the offer and coordinate the steps toward closing.

Verify the address
Schools, services
and property details.
Some answers belong to the specific address. We help you identify the questions and where to confirm them before you commit to an address.
School assignment
Confirm the district, assigned schools and enrollment requirements for the exact address and enrollment year directly with the district. City limits and school boundaries are different; the district makes the final assignment.
Internet & utilities
Verify service with each provider for the specific home, including internet availability if you work remotely. Ask what is included in a rental and what you’ll set up separately. For a purchase, confirm water, sewer or septic, and the other services the property uses.
POA rules, septic
and lake access
Considering Bella Vista, acreage or a lake-area home? Ask about POA requirements, septic records and lake access as they apply to that property. Our buyer property resources provide starting points for POA questions, septic records and Beaver Lake shoreline information.
Your next step
Tell us what you know
about your move.
When do you hope to arrive, which work location or communities are you considering, and what do you know about the move so far? Share whatever you have. We’ll help you find a useful starting point.
