We help narrow the search around your locations, must-haves and move date. Your lender helps establish the budget. Bring any lease deadline or existing-home sale into the conversation. Before touring, talk with your agent about representation, services and compensation.
Understand the offer.
We compare relevant recent sales and current alternatives with you. Your agent explains the proposed price, financing, inspection and appraisal terms, included items, and closing and possession dates so you can decide what to offer.
Make the inspection useful.
We help coordinate appointments and service-provider quotes so you can understand the findings and discuss repair requests or other options. Inspection choices and response deadlines depend on your agreement. An appraisal and an inspection answer different questions; discuss both with the people handling your purchase.
Bring the closing together.

A new build and an existing home can sit beside each other in your search results. Compare what is included, what needs attention and when you can move.
An existing home
Understand what you’re taking on.
Ask for maintenance and improvement records. Look beyond fresh paint to the roof, heating and cooling, drainage and completed work. Use the inspection to identify questions for specialists, then discuss the findings, possible next steps and available quotes.
A newly built home
Know what is included.
A model home may show finishes that are not included in your purchase. Ask what remains to be completed, which move-in dates are contractual and how warranty questions are handled. Review written incentives and financing terms with your lender, and discuss independent inspections with your agent.
Leave room for owning the home.
Ask your lender about the payment, closing costs and cash needed to close. Get property-specific tax and insurance information, then include association charges, utilities and maintenance in your planning.

More space or a shorter drive? Compare actual addresses against the trips you make and the property itself. Tell us where you need to be, what the home needs to do and what you want to spend.

Fayetteville & Springdale
If your week takes you to the University of Arkansas or downtown Fayetteville, compare each home’s route to those stops. In Springdale, put downtown and your nearest Razorback Regional Greenway access point on the map if they are part of your routine. Weigh that location against space, condition and upkeep.
Farmington & Prairie Grove
If your days take you into Fayetteville, try the Highway 62 drive at the times you would use it, including the roads between the house and highway. For a home with land, discuss boundaries, access, utilities, wastewater and restrictions. Confirm internet service for the address if you depend on it.
Bentonville, Rogers & nearby towns
If work takes you to Bentonville or Rogers, compare the full trip from each address, including homes in Centerton or Pea Ridge. Try the local streets and any stretch of I-49 at the times you will travel. A city label or straight-line distance leaves part of the decision out.
Bella Vista
Look beyond the wooded setting and floor plan. The City, Property Owners Association and Architectural Control Committee have different roles. Check the documents and obligations for the address, especially for planned exterior changes, and confirm sewer or septic service.

For a copy of an Arkansas septic permit, contact the health unit in the county where the property sits and ask for the Onsite Environmental Specialist. Discuss the system and intended use with the appropriate professional.

Those are different features. If a dock or slip attracts you to a home, confirm exactly what is represented and review the applicable access and dock-transfer paperwork with the Corps. A water view does not answer those questions.

If you need proceeds from your current home, say so at the start. Your lender and agent can help you work through how the sale affects your purchase and which terms need to be addressed.
Plan for dates that may not line up. Temporary housing, storage and two moves can change what a workable purchase looks like. Bring those costs and deadlines into the conversation before choosing a closing date.
