Bella Vista’s lakes, wooded hills and trail systems give you several ways to spend time outside. Blowing Springs, the Back 40 and Little Sugar are useful starting points for a visit. The right place to look depends on which of those destinations you would actually use.

A home that looks close on a map may sit across a ravine or on a different road. Follow the route from the driveway to the trail entrance, grocery store and workplace. That trip matters more than a straight-line distance.

Keep lake access and trail access separate. Check the Bella Vista Property Owners Association’s current membership, guest and activity rules for the amenities you plan to use.

Trails on the east side

Blowing Springs & the Back 40

Start with the trail map if riding or walking from home is high on your list. Blowing Springs and the Back 40 offer natural-surface trails with different terrain and difficulty levels. Pick an entrance and a route you would enjoy repeating.

Then check how you would get there from a home. A trail behind the property does not establish a legal connection across neighboring land. Walk or ride the actual approach, including road crossings and hills.

Use Little Sugar’s trail map to compare another set of homes and access points. Decide whether you want to ride from the driveway or would be happy loading the bike for a short outing.

Try the same work and grocery trips from the homes on your shortlist. Being closer to one trail entrance can matter less if it puts the errands you make most often on the other side of town.

Loch Lomond & other POA lakes

Choose a lake by how you want to use it, then check the POA’s rules for that lake, activity and access point. A place to fish, a launch and a view from the house are different reasons to choose a property.

At a lakeside home, inspect the slope and the route toward the water. Ask which land and facilities belong with the property, which are shared and which require separate permission or fees.

Know what comes with the address.

Compare the property’s everyday upkeep and obligations alongside the rooms and finishes.

POA, city & ACC

The city, Property Owners Association and Architectural Control Committee have different responsibilities. Ask which assessments, activity charges and property rules apply. For an addition, fence or exterior change, confirm the necessary reviews before making plans.

The lot beneath the house

Walk the slope, driveway and usable yard. Ask about drainage, retaining walls and tree maintenance. A large wooded lot and a large level yard offer different kinds of outdoor space.

Utilities & inspections

Verify sewer or septic service, heating fuel and internet at the actual address. Request available system and maintenance records, and discuss suitable inspections. A neighboring home’s setup is not proof of this one’s.

Compare the costs you can confirm: the home, expected maintenance, property assessments and the activities you want to use. Keep unverified estimates out of your budget.

Visit for the life you would live.

Make room for an ordinary weekday as well as a good trail day.

Drive both ends of the workday

Start at the home and drive to your actual destination in Bentonville, Rogers or elsewhere. Test the return at your normal time, including the local roads before or after the main highway.

Try your intended access point

Bring the bike or walking shoes. Find the entrance you would use and confirm permitted access. If the lake is the draw, visit the launch or recreation area rather than judging only the view.

Return to the property

Notice the driveway, steps, parking and how much of the yard you would use. Ask for the property’s records and applicable rules while you still have time to compare alternatives.
